Here's the small print:
Home buyers please note that short-term radon tests provide a measurement of the radon levels in the property during the time the testing equipment was present. Radon levels fluxuate as conditions change. To accurately access the health risk in a particular property, a long-term test is recommended. Long-Term radon tests last longer than 91 days and are usually impractical in the time frame allowed for a real estate transaction. Also. please note that the EPA's action level is 4.0 piC/L. The EPA states several times in the "Home Buyer's and Seller's Guide to Radon" that radon levels below 4.0 piC/L pose some health risk. Keep in mind that with measurements averaging 3.9 or 4.1 piC/L there is a 50% chance that the year-round average is somewhat below or above 4.0 piC/L action level. Your real estate agent is likely practiced at composing your Purchase Agreement so the seller is responsible to mitigate if the radon level is 4.0 piC/L or higher. Please be aware that radon mitigation systems are very effective at reducing even high radon levels to levels below 2.0 piC/L.
